Due Diligence Manager
Summary:
Works closely with the Vice President of Land Acquisition and Vice President of Forward Planning.
Responsible for coordinating with all government agencies, Division departments and outside consultants to assist land acquisition and forward planning to achieve Division goals.
Responsible for supervising and directing the underwriting team to prepare market analysis and reports, research municipal codes, research land use approvals, assemble financial reports and oversee the preparation of feasibility presentations for land acquisitions.
Responsibilities Supervise, direct, and track all aspects of Due Diligence Responsible for meeting strict deadlines for land acquisition deadlines, closing dates, and new community opening dates.
Develop a broad understanding of each market the Division operates or is considering for expansion.
Market knowledge to include the competition, including home and land value analysis of price points, sales absorptions and amenities for each Community.

Supervise, schedule and coordinate with other Division departments to achieve goals and timelines with project consultants, including architects, engineers, landscape architects, soils and environmental engineers, and other consultants to insure necessary approvals and adherence to community schedules.
Delegate daily workload and priorities to underwriting department associates.
Assist and prepare deal specific financial reports, present to management (including proforma assumptions, profit and loss statements, cash flows, , ROI, etc.
).
Oversee initial homesite fit and community product mix.
Assimilate information from other Division departments to create a homesite variance budget for each land acquisition deal.
Assist in packaging land acquisition underwriting assumptions and details to other Division departments for a smooth transition as the land acquisition asset moves from underwriting, land closing, site development, homebuilding and sales.
Assist in Purchasing Special Projects, including but not limited to:
Estimating, Value Engineering, Assist in Spec Development, and Assist in Product Development.
Discuss.
Work with Division team to prepare monthly closing approvals and land closings.
Perform all other duties as assigned.
Qualifications Five (5) years minimum experience in land acquisitions, community entitlement and land development or homebuilding process, working with public agency experience preferred Homebuilding experience with a strong understanding of the housing marketplace, market trends and market analysis.
Advanced PC skills, including use of Excel and Adobe Pro or Bluebeam Revu Excellent analytical and writing capabilities; Strong communication and interpersonal skills is critical Strong researching skills and the ability to oversee the assemblage of information on a timely basis from multiple sources.
Ability to multi-task, prioritizing multiple projects and adapting to changing priorities to meet multiple deadlines concurrently Ability to understand and read Civil and Homebuilding Plans Accept constructive feedback Highly motivated self-starter with a team attitude and willingness to learn Valid driver's license High school diploma or GED required Physical Requirements:
This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less.
Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.
May operate a motor vehicle.

Benefits:
The median base compensation for this position is estimated to be $129,150/annually, subject to adjustment based on business-related factors including employee qualifications, geographic location, and operational considerations.
This position may be eligible for performance-based bonuses as determined in the Company's sole discretion.
This position will be eligible for the benefits listed above in accordance with Company policy.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
